Application Process
1. Rental Requirements : We conduct a rental, credit and criminal background check
2. Deposits : All security deposits are twice the rent! (Ex: If rent is $750, the security deposit is $1500). The first month’s rent is also required when signing a lease between the 1st and 5th of the month. If the lease begins after the 5th of the month, rent will be prorated for whatever day the lease is being signed
3. Signing Your Lease: When signing a lease, the security deposit and first month’s rent must be paid in full! All lease signing is by appointment only! Prior to signing, make sure you have inspected the property before you sign the lease. If you break your agreement to sign your lease, the deposit will NOT be refunded . If you change your mind after putting down a deposit, you will NOT be refunded!
4. Leases: We only offer a year’s lease initially. Once the lease has been signed, you are responsible for the rent for a year. After your year is up, you will be on a month to month tenancy
5. 30 Day Notice Info: A 30 day notice would be required on the 1st day of any month in order to properly vacate the unit. A physical notice can be turned into our office or it can be emailed
6. Tenant Payment Portal: https://res_al4001_141766.propertyboss.net/ ( Where tenants will register and login to make online payments/view portal ) Tenant must register first with email we have on file.
7. Payment Options: Payments can be made online on the portal above, Cash (only in office), Cashiers Check, Money Order or Personal Check. Make payments payable to “All 4 U Property Management”. Payments can be dropped off in person or mailed to our office address.
Rental Application
- How to Apply: Must view the property prior to applying
- Application Costs: $50 for Primary Applicant (single signer), $30 for Co-Applicant ( $80 for 2 signees), and $20 for all other adults “18+” listed as permitted occupants. App Fees are “non-refundable”
- Application takes 3 business days / 72 hrs to process
- Photo ID, Social Security Card and Proof of Income (2 month paystubs) need to be turned in with the rental application for those who are the Primary Applicant & Co-Applicant. Only Photo ID is required for those who are permitted occupants 18+
- Please bring the completed Rental Application and all neccesarry documents to the office.
